Thrive Exchange is bringing new life to the corner of 79th Street and South Exchange Avenue with the neighborhood’s first multifamily housing development. The mixed-use project is part of the $100 million investment awarded through Chicago’s Invest South/West initiative.
This project is led by WG Affordable Housing Partners, a joint venture between W.E. O’Neil and GMA Construction Group. Phase one of the overall Thrive Exchange master plan will introduce a 55,000 SF, six-story, cast-in-place structure with a masonry façade. Designed as a residential mixed-use development, the building will offer 43 affordable modern apartments, including studio, one-bedroom, and two-bedroom units. The scope also includes the abatement and demolition of an existing two-story, 7,507 SF building to prepare the site for redevelopment.
In line with Chicago’s sustainability goals, the building is on track to achieve Enterprise Green Communities certification, comply with the City of Chicago’s Sustainable Development Policy, and meet ComEd Affordable Housing New Construction 2023 incentive requirements.
