Heritage Plaza Redevelopment

W.E. O’Neil completed this full-scale renovation of a tired suburban neighborhood center located in Orange County. The 233,000 SF neighborhood center received an overdue facelift with complete façade removal and replacement. Sixty retail tenants, including a 44,376 SF Ralphs grocery store and a 21,360 SF CVS Pharmacy, remained fully operational for the project’s duration.

Through several resident-based focus groups, Regency Centers identified what the community truly wanted in a center. Based on resident feedback and research data, the final transformation resulted in a new exterior façade incorporating stone and wood finishes, the upgrade of architectural components, new building and wayfinding signage, wider pedestrian walkways, energy-efficient parking lot lighting, added gathering areas with outdoor seating, sidewalk eating areas for al fresco dining, and updated landscaping.

Increasing retailer occupancy to 98%, this project has helped re-position the shopping center to enhance retail options for the local consumer base.
