Cherry Hills Village - City Hall Demolition and Construction
This project was a demolition, design, and reconstruction—now a new, more functional, and inviting civic center. Achieved with a small government budget.

The CCD Denver Police Station #5 project consisted of a 30,000 SF tenant improvement with a 2,500 SF CMU sallyport building addition, a 1,000 SF ground-up CMU building, and two new patios on the west and east side of the main building.
The main building was an empty warehouse before mobilizing, requiring new framing, MEPF, and finishes. The interior of the building includes interview rooms, cubicles, meeting rooms for officers, and a community space for the public.
The sallyport addition connects to the renovated main building and features holding cells, booking and search, a sallyport, and motorcycle storage. The site work portion consisted of a new K4-rated fence (strong enough to stop a semi!), security gates, paving, and landscaping.
Acting as a partner to this repeat client, the W.E. O’Neil team minimized the impact of historic escalation costs through early buy-out. We prioritized the biggest subcontractor contracts first to get material ordered quickly while prices were rising. Additionally, we shaved time off the schedule by completing the sitework and interior fit-out concurrently.
Sustainability was a priority for this project with the building achieving LEED Gold. Supporting this effort into the construction process, our team had separate dumpsters for metal, concrete, and general trash.
