Fast Company Recognizes MSC South for Redefining Airport Construction

The article explores how the world’s busiest airports are future-proofing themselves through modular and offsite construction, innovative methods that enable rapid, sustainable expansion while maintaining uninterrupted 24/7 operations.

Future-Proofing LAX Airport Through Innovative Strategies
At LAX, this approach came to life with MSC South, an eight-gate, two-story concourse designed and built to meet the demands of rising air travel without disrupting daily flight operations during construction. To accomplish this, the project team used an innovative method called Offsite Construction and Relocation (OCR). Unlike more limited modular projects, nearly the entire concourse—complete with windows, mechanical systems, and interior elements—was constructed offsite in segments. Only the finishing touches, such as terrazzo flooring and signage, were installed onsite.
This innovative strategy delivered substantial results. By eliminating the logistical challenges of completing major installations at the airport, the project avoided costly disruptions. At the same time, OCR enabled the team to cut construction time by six months and reduce project costs by an estimated $30 million compared to traditional construction methods.
Equally important, sustainability and long-term flexibility were central to the design. MSC South was built as a demountable structure, meaning it can be relocated or repurposed in the future rather than demolished. This adaptability reduces waste and extends the building’s lifecycle. Even architectural details like the brise soleil shading system were carefully engineered to lower energy use by passively cooling the space, ensuring that every design element performed a functional role.
MSC South demonstrates what’s possible when innovation, efficiency, and sustainability come together. As highlighted in Fast Company, it sets a new benchmark for how airports can expand smarter and faster while keeping passengers moving.
