Garfield Terrace I is a newly constructed, 60-unit senior community featuring a four-story building in the Garfield neighborhood of Phoenix. The site is adjacent to the Garfield Commons adaptive reuse project that was redeveloped as affordable housing in 2014.
The project consists of a unit mix of 48 one-bedroom apartments with an average of 650 SF and 12 studio apartments with an average of 450 SF. Of the 60 units, 13 are restricted to households earning at or below 20% of the Area Median Income (AMI), eight are restricted to households earning at or below 50% AMI, and 39 are restricted to households earning at or below 60% AMI.
This project will meet National Green Building Standard (NGBS) Silver. Amenities include a fitness room, management suite, and a multi-purpose room. The development also provides 30 on-site parking spaces and an outdoor recreation area with seating.
Housing affordability is a major issue in the Garfield neighborhood. This project adds much-needed affordable housing to a historic neighborhood that is under significant rent pressure due to increased demand.
